# Conducting an Inspection

> Learn how to navigate an inspection, document observations, and review AI-generated findings in InspectIQ.

InspectIQ helps you document home inspections using photos, voice notes, and AI-assisted findings.

Instead of writing every observation manually, you can capture what you see, describe any concerns, and let InspectIQ help prepare structured findings for your review.

## Open an Inspection

1. Select **Inspections** from the main navigation.
2. Open the inspection you want to work on.
3. You'll see the inspection workspace, including property information, inspection progress, and the available areas and rooms.

## Understanding the Inspection Workspace

The inspection workspace organizes your inspection by areas and rooms.

Each area or room provides a dedicated space to document your observations and findings.

From the main inspection page, you can:

* Search for a specific area or room.
* Filter areas by group.
* Add an area or room.
* Open an existing area or room.
* Review inspection progress.
* Add or change the report cover photo.

> [!TIP]
>
> Configure your preferred areas, rooms, and checklists under **Business Settings → Inspection Setup** before starting new inspections.

## Navigate Areas & Rooms

InspectIQ organizes inspection areas into groups such as Exterior, Interior, Roof / Attic, and Mechanical.

To begin documenting an area:

1. Locate the area or room you want to inspect.
2. Select **Edit / Inspect**.
3. Review the available inspection content.

Each area or room includes an overview section and tools for capturing findings.

## Area / Room Overview

The **Area / Room Overview** provides general information about the selected area.

InspectIQ allows you to review, edit, approve, or regenerate overview content.

Depending on the current state, you can use the available controls to:

* Review the existing overview.
* Edit the overview wording.
* Approve the overview.
* Regenerate the overview.
* Record or upload supporting information.

> [!NOTE]
>
> Always review AI-generated or prefilled content before approving it. The inspector remains responsible for the accuracy of inspection observations.

## Document Your Observations

Within an area or room, you can document observations using photos and voice notes.

### Photos

Photos provide visual documentation of property conditions.

On desktop, use **Upload Photo** to select an existing image.

On the mobile version or phone app, you can also select **Capture Photo** to open your device's camera and take a photo directly.

### Voice Notes

Voice notes allow you to describe observations without typing.

Depending on your device, you can:

* Select **Record Voice Note** to record your observations.
* Select **Add Another Voice Note** to include additional information.

Voice recordings can be used alongside photos when preparing findings.

> [!TIP]
>
> When recording observations, describe what you see, where the condition is located, and why it may require attention. Clear descriptions help InspectIQ prepare more useful findings.

## Generate AI Findings

After adding photos or voice notes, InspectIQ can generate suggested inspection findings.

1. Open the applicable area or room.
2. Select **Capture Finding**.
3. Add your supporting photos and/or voice notes.
4. Select **Generate AI Finding**.

InspectIQ analyzes the provided information and prepares a suggested finding for your review.

A suggested finding may contain:

* Finding title
* Severity
* Inspection category
* Observation
* Recommendation
* Maintenance recommendation
* Disclaimer

## Review and Approve Findings

AI-generated findings are suggestions and must be reviewed by the inspector.

Review the proposed information carefully and make any necessary changes.

Available actions include:

* **Approve Finding** — Accept the reviewed finding.
* **Regenerate AI** — Request a new AI-generated suggestion.
* **Delete** — Remove the suggested finding.

You can also edit the finding's available fields before approving it.

> [!WARNING]
>
> AI-generated observations and recommendations must be verified against your actual inspection findings. Do not approve information that is inaccurate, unsupported, or outside the scope of your inspection.

## Continue Through Your Inspection

Repeat the process for each applicable area or room:

1. Open the area or room.
2. Review its overview.
3. Capture photos or voice notes.
4. Generate and review findings as needed.
5. Approve the applicable content.
6. Return to the inspection workspace and continue.

InspectIQ helps you keep your inspection organized as you move through the property.

## Before Completing Your Inspection

Review your inspection to confirm:

* All applicable areas and rooms have been addressed.
* Relevant observations have been documented.
* Supporting photos and voice notes have been added where needed.
* AI-generated findings have been reviewed for accuracy.
* Findings and recommendations reflect the actual conditions observed.

Once your inspection content is ready, you can proceed toward completion and report generation.

> [!TIP]
>
> You don't need to generate a finding for every area or room. Focus on documenting relevant observations and conditions that need to be communicated to the client.
