# Reports Overview

> Learn how InspectIQ prepares, previews, and manages your inspection reports.

InspectIQ helps turn your inspection observations, photos, and approved findings into professional home inspection reports.

Using the **Report Builder**, you can review your inspection content, generate AI-assisted summaries, preview your reports, and prepare the final documents for your clients.

## Access Your Reports

There are two ways to access reporting features in InspectIQ.

### From an Inspection

1. Select **Inspections** from the main navigation.
2. Open the inspection you want to report on.
3. Scroll to the bottom of the inspection.
4. Select **Generate Report** to open the Report Builder.

### From Reports

Select **Reports** from the main navigation to access the reporting section of InspectIQ.

## Understanding the Two Report Types

InspectIQ prepares two types of inspection reports.

### Summary Report

The **Summary Report** provides a condensed overview of the inspection's important findings.

It's designed to help clients quickly identify concerns that may require attention.

The Summary Report includes information such as:

* Safety concerns
* Major concerns
* Maintenance recommendations
* An overview of important inspection findings

> [!NOTE]
>
> The Summary Report is intended to accompany the Full Inspection Report, not replace it. Clients should review both documents.

### Full Inspection Report

The **Full Inspection Report** provides a more comprehensive record of the inspection.

It brings together your documented observations, approved findings, supporting photos, recommendations, and standard report information.

The Full Report is organized to help clients understand the inspected property and the conditions observed.

## Understanding the Report Builder

The **Report Builder** is where you prepare and review your inspection reports before finalization.

It includes the following sections:

| Section | Purpose |
| - | - |
| **Report Title** | Identifies the inspection report. |
| **Executive Summary** | Provides an overall summary of the inspection. |
| **Safety Concerns** | Highlights identified safety-related concerns. |
| **Major Concerns** | Summarizes significant inspection findings. |
| **Maintenance Recommendations** | Provides general maintenance guidance. |

You can review and edit report content before finalizing your documents.

## Generate an AI Summary

InspectIQ can use your documented inspection findings to suggest summary content.

Within the Report Builder, select **Generate AI Summary** to prepare AI-assisted text for the report summary sections.

Review the generated information and edit it as needed.

> [!WARNING]
>
> Always verify AI-generated summaries against your actual inspection observations and approved findings. The inspector remains responsible for the accuracy of the final report.

## Preview Your Reports

Select **Preview Report** in the Report Builder to review the generated documents.

The preview provides two options:

* **Summary Report**
* **Full Report**

Switch between the two to review their contents.

The Full Report preview also includes report section navigation to help you move through the document.

> [!TIP]
>
> Review both report versions before finalizing. Check the property information, report wording, findings, recommendations, and photographs.

## Save and Finalize Your Report

The Report Builder provides several actions for managing your reports.

| Action | Description |
| - | - |
| **Save Report** | Saves your report content. |
| **Preview Report** | Opens the report preview. |
| **Finalize Report** | Starts the report finalization process. |
| **Regenerate Reports** | Rebuilds the report documents using the available report content. |
| **Download Summary** | Downloads the Summary Report. |
| **Download Full** | Downloads the Full Inspection Report. |

> [!NOTE]
>
> Saving report content and finalizing a report are separate actions. Review your report before using Finalize Report.

## Updating Your Reports

If you make changes to inspection findings or report content, you may need to regenerate the report documents.

Use **Regenerate Reports** in the Report Builder when you need to rebuild the reports to reflect your updates.

Always preview the regenerated documents to confirm the changes appear correctly.

## Before Finalizing

Review the following:

* The property and client information is accurate.
* Applicable inspection findings have been reviewed and approved.
* The Executive Summary accurately reflects the inspection.
* Safety and major concerns are correctly represented.
* Supporting photographs are appropriate.
* Both the Summary and Full Reports have been previewed.

Once you're satisfied with the content, use the Report Builder to finalize your inspection reports.

> [!TIP]
>
> Complete your inspection review before generating the final reports. This helps reduce the need for repeated edits and regeneration.
